Oxford North is a major new £700 million life sciences and technology innovation district, delivering approximately 1 million sq ft of laboratory and workspace alongside homes, public spaces and amenities.
Located within the UK’s Golden Triangle and and led by Thomas White Oxford, in partnership with Stanhope as development manager, Oxford North has been designed to co-locate research, industry and community, creating a mixed-use environment that attracts global talent, supports collaboration and contributes to both the local and national economy.
1 & 2 Fallaize Street forms part of the first phase of laboratory and workspace buildings designed for multi-tenant life sciences and technology occupiers. The building provide laboratory-enabled floorplates configured on a 60:40 laboratory-to-office ratio, supporting a range of uses from early-stage spin-outs to established biotechnology and deep-tech companies requiring grow-on space.
Working in collaboration with Morgan Lovell, SB Laboratories was appointed to manufacture and install the laboratory furniture package, contributing to the delivery of high-specification, tenant-ready laboratory environments on Level 1.
The laboratories were designed to provide immediately usable, CL2-compliant environments, reducing the need for initial tenant adaptation. This required close coordination between building services and the laboratory furniture package, particularly where ceiling service distribution systems were integrated with the furniture.
Central to the scheme are SB Laboratories’ Mobilaire workstations, incorporating integrated service housings connected via flexible umbilicals to ceiling-mounted service distribution plates. This creates a plug-and-play connection between building infrastructure and benching, allowing a single service plate to support multiple workstations and enabling layouts to be adapted quickly as user requirements evolve.
The Mobilaire units incorporate a height-adjustable shelf and under-bench basket trays, with mobile cupboards positioned beneath the benching as required. Complementing this, the laboratory fit-out includes sink workstation, IPS (Integrated Panel System) safety stations, and tall storage units.
The completed laboratories at Oxford North contribute to a new generation of purpose-built, laboratory-enabled workspace within one of the UK’s most significant emerging life sciences innovation districts.
